Jumbo Loans in Key Biscayne, FL: 2026 Limits, Island Condos and Flood Rules
Short answer
Usually, yes: the median Key Biscayne condo sold for $1,400,000 in Q3 2026, so with 20% down the loan is $1,120,000, above the $832,750 conforming limit, and the median house sold for $5,000,000. On the island, the jumbo approval also depends on the condo building passing lender review and on flood insurance, because the Village says the entire island is in the Special Flood Hazard Area.
Key Biscayne prices vs. the 2026 jumbo line
Statewide rules are in our Florida jumbo loan guide. This page covers the Village of Key Biscayne, where most sales are condos and most buyers pay cash.
FHFA set the 2026 one-unit baseline at $832,750, and Miami-Dade uses it (only Monroe County is higher in Florida), as of November 2026. With 20% down, any price above about $1,040,900 needs a jumbo.
MIAMI REALTORS reports these Village of Key Biscayne numbers for the third quarter of 2026:
- Condos and townhouses: median $1,400,000 (up 10.1% from a year earlier), average $1,625,078, 54 sales, 94.7% of original list price received, 60 days median time to contract, 7.4 months of supply and 114 active listings.
- Single-family: median $5,000,000 (up 26.6%), average $8,390,817, 13 sales, 89.7% of original list price, 111 days to contract and 10.2 months of supply.
- Cash: 38 of 54 condo sales and 9 of 13 house sales were paid in cash.
Condos were about 81% of sales (54 of 67). That makes the building, not only the buyer, the center of a Key Biscayne jumbo. With 7 to 10 months of supply, buyers have time to do their homework, and a financed buyer who is fully underwritten can compete.
Island condos: what a jumbo lender reviews
Many oceanfront and bayfront buildings on the island are decades old and three or more stories, so Florida's condo safety laws apply. A jumbo lender will want the condo questionnaire and usually asks about:
- Milestone inspection. Under Florida Statutes 553.899, buildings three or more habitable stories with condo ownership need a milestone inspection by December 31 of the year they turn 30, then every 10 years. The local building official can move the first one to 25 years where salt water and other local conditions justify it.
- Reserves and the SIRS. The structural integrity reserve study shows what the association must fund for roofs, structure and waterproofing. Underfunded reserves or a pending special assessment can sink a loan or raise your cash needs.
- Litigation, insurance and budget. Open lawsuits over structural issues, a master policy that does not meet the lender's minimums, or too much owner delinquency can make a building non-warrantable.
Jumbo loans are not bought by Fannie Mae or Freddie Mac, so a building does not have to be warrantable in the agency sense. But each jumbo lender has its own condo review, and some are stricter than the agencies. If one lender declines the building, a non-warrantable condo loan may still work, usually with more down. We collect the questionnaire, budget and inspection reports before you sign, so you know which lenders will take the building.
Flood, wind and taxes on the island
Flood. The Village's 2025 Hurricane and Flood Guide says the entire Village is in the Special Flood Hazard Area and in Evacuation Zone A. Lenders require flood insurance on buildings with a federally backed mortgage, and jumbo lenders commonly require it too. The Village takes part in FEMA's Community Rating System to keep a 10% discount on NFIP premiums. Pull the unit's flood zone on FEMA's map and see our flood zone guide.
- Houses: the NFIP building maximum is $250,000, far below a Key Biscayne house loan, so ask about excess or private flood coverage.
- Condos: the association insures the building; you insure your unit's interior. The lender reviews both.
- No 30-day wait when the policy is bought while making the mortgage.
Wind. Under Florida Statutes 627.351(6), a house or condo unit with replacement cost of $700,000 or more is not eligible for Citizens, with a $1 million threshold only in counties the state finds lack competition. Island houses will almost always need private wind coverage. A wind mitigation inspection can help on a house.
Oceanfront building rules. Parcels seaward of Florida's Coastal Construction Control Line need a state DEP permit for most construction. If you plan to rebuild or expand an oceanfront house, factor that into timing.
Taxes. The Miami-Dade 2025 adopted millage for Key Biscayne totals 15.5108 mills, including the village's 2.8846, as of November 2026. The chart shows no county Fire Rescue district levy for the village. On a $1,500,000 condo that is about $23,270 a year before exemptions (example only), plus HOA dues.
Example only: a $1.5 million Key Biscayne condo
Example only, not a quote or an approval. A buyer purchases a Key Biscayne condo for $1,500,000 with 20% down ($300,000). The loan is $1,200,000, which is $367,250 above the 2026 limit.
- Florida doc stamps on the note: $0.35 per $100, or $4,200.
- Florida intangible tax on the mortgage: 2 mills, or $2,400.
- Deed stamps: in Miami-Dade, $0.60 per $100 plus a $0.45 surtax on deeds to property other than a single-family house, or $15,750 on this condo. The contract says who pays.
- Monthly cost the lender counts: principal and interest, about $1,940 a month in property taxes before exemptions, HOA dues, any special assessment, and your HO-6 and flood premiums. Rates vary daily; call for today's pricing.
Ways to structure it, priced side by side: a jumbo first at $1,200,000; $667,250 down to bring the loan to the $832,750 limit; or a conforming first plus a piggyback second, if the building qualifies with that lender.
Second homes, foreign buyers and next steps
Many island buyers are buying a second home or live abroad part of the year. A second-home jumbo usually needs more down and more reserves than a primary home. Buyers without U.S. credit or income can look at foreign national loans. Business owners can compare a full-documentation jumbo with bank statement loans.

Is flood insurance required for a Key Biscayne condo?
