Mortgage Broker in Jupiter, FL
Short answer
QMS Lending is an independent mortgage broker with 100+ lenders for Jupiter houses, waterfront homes and condos. The median Jupiter house sold for $1,099,900 in Q2 2026, up 15.8% in a year, so a buyer putting 20% down still needs a jumbo loan above the $832,750 conforming limit, while the $505,000 median condo fits under the $667,000 FHA limit (as of October 2026).
Jupiter home prices as of October 2026
In Q2 2026 the Town of Jupiter closed 180 single-family sales at a median of $1,099,900, up 15.8% year over year, and an average of $1,967,998, per Florida Realtors data published by MIAMI REALTORS (as of October 2026). Townhouses and condos closed 172 sales at a median of $505,000 (up 1.0%). The county medians were $675,000 for houses and $335,000 for condos.
Jupiter is a tight market. House inventory was only 3.0 months of supply (county: 3.9), the median house went under contract in 31 days, active listings were down 30% from a year earlier, and new pending sales were up 29.2%. Half of the house sales (91 of 180) were paid in cash.
In practice, a financed buyer in Jupiter is competing with cash. A full underwritten pre-approval, a quick appraisal order and a clean appraisal gap plan matter more here than in most of the county.
Jumbo loans in Jupiter: the math on a median house
The 2026 conforming (Fannie Mae / Freddie Mac) 1-unit limit is $832,750 and the 2026 FHA limit for Palm Beach County is $667,000 (as of October 2026). At Jupiter's house prices, those limits shape the whole file.
- 20% down on $1,099,900 is a $879,920 loan, about $47,000 over the conforming limit, so it is a jumbo loan.
- To stay conforming on that same house you would need about 24.3% down ($267,150), which keeps the loan at $832,750.
- Jumbo files usually ask for stronger credit, more months of reserves and a full appraisal; some lenders want two appraisals on higher loan amounts. Pricing and down payment rules differ by lender, which is why shopping 100+ lenders pays off at this price point.
- Self-employed buyers, common among Jupiter business owners, can use bank statement loans up to jumbo amounts. See jumbo loans in Florida for the full checklist.

Jupiter condos and townhouses
Condos and townhouses are almost half of Jupiter's sales: 172 of 352 closings in Q2 2026. At a $505,000 median, 3.5% down on FHA is a $487,325 loan, well under the limit, if the building is FHA-approved; a conventional loan with 3% to 5% down works in warrantable projects.
Many Jupiter condos are waterfront mid-rises along the Intracoastal, the Loxahatchee River and the beach. Florida Statute 553.899 requires a milestone inspection for condo and co-op buildings three habitable stories or taller by December 31 of the year the building turns 30, or 25 if the local building official requires it because of proximity to salt water, then every 10 years. Lenders also review the SIRS and any special assessment.
If the association's condo questionnaire shows open repairs, low reserves or too many investor units, the file can move to a non-warrantable condo loan with more down payment. Investors buying a rental unit can use a DSCR loan, a business-purpose loan, not for a home you live in.
Jupiter property taxes and the new town fire department
Jupiter's tax bill is changing in 2026. The town ended Palm Beach County's fire-rescue service as of October 1, 2026 to run its own department, and the county is removing Jupiter from its Jupiter fire-rescue taxing unit. In the same cycle the town's proposed rate went from 2.3894 mills (2025 final) to 3.5886 mills (2026 proposed), per the Palm Beach County Property Appraiser (as of October 2026). The town has also started the process for a possible non-ad valorem fire assessment on the tax bill.
Adding Palm Beach County (4.5000 plus 0.0210 debt), the school board (3.0390 plus 3.2480), the county library (0.5491), Children's Services (0.4908), the Health Care District (0.6561), the water management district (0.2301 combined), FIND (0.0270) and the Jupiter Inlet District (0.0722) to the town rate gives about 16.4 mills, roughly 1.64% of taxable value, before any fire assessment. Treat that as a floor and read the parcel's TRIM notice.
On a $1,099,900 house, 16.4 mills is roughly $18,000 a year before the homestead exemption; on a $505,000 condo it is about $8,300. Estimate at your purchase price, not the seller's capped bill.
Flood zones and insurance in Jupiter
Jupiter was one of the communities affected by the new FEMA flood maps for Palm Beach County that took effect December 20, 2024. Countywide, more than 16,000 parcels saw a base flood elevation increase of one foot or more. The town's flood zones run from VE (coastal high hazard, right on the ocean and inlet) to AE and AH along the river and Intracoastal, to X500 and X inland.
If the parcel is in an A or V zone and you finance it, the lender will require flood insurance, and the premium goes into your escrow with taxes and homeowners insurance. Get a quote before you lock the loan, because on a waterfront house it can change your debt-to-income ratio. The Town of Jupiter Building Department can check whether an elevation certificate is on file (561-741-2286); an elevation certificate can lower the premium.
Older homes east of US-1 and along the river also need a 4-point inspection and a wind mitigation report for homeowners insurance. Read what a flood zone means for your loan and check the parcel at the FEMA Flood Map Service Center before you sign.
