Lauderdale-By-The-Sea's median condo sold for $480,000 in Q3 2026 and its median house for $1,380,000, so condo buyers usually fit a conforming or FHA loan while most house buyers need a jumbo loan above $832,750. What homes cost in Lauderdale-By-The-Sea right now
Lauderdale-By-The-Sea recorded 32 townhouse and condo sales in Q3 2026 at a median of $480,000, down 10.9% from a year earlier, and 10 single-family sales at a median of $1,380,000, up 22.7%, per Florida Realtors data published by MIAMI REALTORS (as of November 2026). Condos were about 76% of sales.
The condo side favors buyers: 9.4 months of supply, 114 active listings, a median of 68 days to contract and sellers getting 91.5% of original list price. Twenty of the 32 condo buyers paid cash. Houses moved faster, with a median of 33 days to contract and 95.4% of list, and half of the 10 house buyers paid cash. Supply there was 8.7 months.
The town sits on a narrow barrier island about six blocks wide between the Intracoastal Waterway and the Atlantic, with Fort Lauderdale to the south and Pompano Beach to the north. It has 6,198 residents (2020 census) and ZIP codes 33308 and 33062. Anglin's Fishing Pier anchors the east end of Commercial Boulevard, a coral reef lies about 100 yards offshore, and the 2001 annexation brought in Bel Air and Terra Mar Island. One drawbridge at Commercial Boulevard crosses the Intracoastal.
Condo or house: which loan fits
The Broward FHA 1-unit limit is $667,000 and the 2026 conforming limit is $832,750 (as of November 2026). The two halves of this market need different loans:
- Median condo, FHA 3.5% down: $16,800 down on $480,000 leaves $463,200, under the FHA limit, but only in an FHA-approved building.
- Median condo, conventional: 5% down ($24,000) or 10% down ($48,000) with PMI is common. Many older oceanfront buildings run into lender condo rules first, so we check the building before the rate.
- Median house, 20% down: $1,380,000 minus $276,000 leaves $1,104,000, a jumbo loan. Staying conforming would take $547,250 down, about 40%.
Jumbo lenders usually ask for more reserves and stronger credit. Self-employed buyers can use a bank statement loan, and seasonal owners who live abroad may look at foreign national loans. Buying a condo as a rental? A DSCR loan is a business-purpose loan qualified on the rent, if the association allows rentals.
Beachside condos: milestone, SIRS and lender review
Most of the town's sales are condos close to salt water, which is exactly where Florida's condo safety laws bite hardest (as of November 2026):
- Milestone inspections (F.S. 553.899): buildings three habitable stories or taller need a structural inspection by December 31 of the year they turn 30, then every 10 years, and the local building official may require it at 25 years near salt water.
- SIRS (F.S. 718.112): the same buildings need a structural integrity reserve study at least every 10 years and must fully fund reserves for roof, structure, waterproofing, plumbing, electrical and windows.
That can mean higher dues or a special assessment. Fannie Mae treats a project as ineligible if it needs critical repairs, including unfunded repairs over $10,000 per unit due within 12 months, or fails a required safety inspection. Those units are non-warrantable and need a non-warrantable condo loan, usually with more down.
Ask for the condo questionnaire, the milestone inspection, the SIRS, the budget and an estoppel certificate early. Florida caps the standard estoppel fee at $250.
Lauderdale-By-The-Sea property taxes
The town's 2025 operating rate is 3.9000 mills, and its proposed 2026 rate is the same, per the Broward County Property Appraiser (as of November 2026). Adding the 2025 final rates for Broward County (5.6658), the school board (6.3200), Children's Services Council (0.4500), the South Florida Water Management District (0.2301 combined), FIND (0.0270) and the North Broward Hospital District (1.2391) gives about 17.83 mills, roughly 1.78% of taxable value.
That is about $8,560 a year on a $480,000 condo and about $24,600 on a $1,380,000 house, before the homestead exemption. Voted debt and non-ad valorem fees are extra, so check the parcel on bcpa.net. The Save Our Homes cap resets at sale, so budget on your price.
Flood zones and insurance
The town lists properties east of the Coastal Construction Line, near the Intracoastal and near connecting canals as Special Flood Hazard Areas, where a lender will require flood insurance. Broward's current FEMA maps took effect July 31, 2024, so an older listing's flood zone may be out of date. Check the address on the FEMA Flood Map Service Center or call the town's Public Works Department at 954-640-4232.
The town's flood page says it holds a Class 7 rating in FEMA's Community Rating System, worth 15% off NFIP premiums in Special Flood Hazard Areas and 5% outside them (as of November 2026; confirm the current class with the town). Read what a flood zone means for your loan.
Condo owners need an HO-6 policy on top of the association's master policy. For a house, get a wind mitigation report and, on an older home, a 4-point inspection before you bind insurance.
Down payment help and equity options
Broward County's Homebuyer Purchase Assistance lists Lauderdale-By-The-Sea with no funds on its June 2026 flyer, and the program caps the price at $679,324 (954-357-4943). Florida Hometown Heroes still applies statewide for eligible first-time buyers: 5% of the first mortgage, $10,000 to $35,000. At the $480,000 condo median, an FHA loan of $463,200 would get about $23,160. See our Florida down payment assistance guide.
Owners with equity and a low first mortgage often use a HELOC or a fixed second mortgage to cover a special assessment or a remodel without refinancing the whole loan. Retirees may compare a reverse mortgage.
