Short answer

Wilton Manors' median house sold for $800,000 in Q3 2026, above the $667,000 Broward FHA limit and just under the $832,750 conforming limit, so most house buyers here use conventional or jumbo financing, while condos sold at a median of $335,000. What homes cost in Wilton Manors right now

Wilton Manors recorded 38 single-family sales in Q3 2026 at a median of $800,000, up 2.6% from a year earlier, with an average of $995,709, per Florida Realtors data published by MIAMI REALTORS (as of October 2026). Houses took a median 61 days to contract, sellers got 93.3% of original list price, and there were 5.9 months of supply, versus 4.2 months across Broward. Only 14 of the 38 house sales were cash.

Condos and townhouses are almost half the market. 34 sold at a median of $335,000, up 27.5% from a year earlier, in a median 43 days, with 6.3 months of supply. That is more than double the Oakland Park condo median next door, and much of it reflects newer townhouse product.

The city is small: about 1.97 square miles and 11,426 residents (2020 Census), bounded by the North and South Forks of the Middle River, Federal Highway and I-95, which is why it calls itself the Island City. Wilton Drive is the main street and arts and entertainment district, and Highland Estates was rebuilt between 1995 and 2005 with newer townhouses.

FHA, conforming or jumbo: the $832,750 line

Three 2026 limits matter in Wilton Manors (as of October 2026): the Broward FHA 1-unit limit of $667,000, the conforming limit of $832,750, and everything above that, which is jumbo. The median house sits above the FHA cap and just under the conforming cap, so a few thousand dollars of price or down payment can change the loan.

  • FHA: with the 3.5% minimum, FHA works up to a price of about $691,000. At $800,000 you would need about $133,000 down to stay under $667,000, so FHA fits condos and smaller houses here.
  • Conventional at the median: 5% down is $40,000, loan $760,000, under the conforming limit, with PMI that can come off later.
  • Staying conforming on a bigger house: with 20% down you can buy up to about $1,040,900 and keep the loan at $832,750; with 10% down, about $925,000; with 5% down, about $876,500.

Above those prices you are in jumbo territory, where lenders usually want more reserves and stronger credit. A conforming first plus a piggyback second is a common middle path. The conforming limits page has the 2- to 4-unit numbers.

Wilton Manors' 2025 final operating rate is 6.2270 mills, per the Florida Department of Revenue Table 1 and the Broward County Property Appraiser, and the city's proposed 2026 rate is 6.0000. Adding the 2025 final rates for Broward County (5.6658), the school board (6.3200), Children's Services Council (0.4500), the South Florida Water Management District (0.2301 combined), FIND (0.0270) and the North Broward Hospital District (1.2391) gives about 20.2 mills, roughly 2.02% of taxable value (as of October 2026).

On an $800,000 purchase that is about $16,100 a year before the homestead exemption. Voted debt and non-ad valorem fees are extra, so check the parcel on bcpa.net, and budget on your price because the Save Our Homes cap resets at sale.

Living on the Middle River: flood and insurance

Water surrounds the city, and many lots back onto the Middle River forks. Broward's current FEMA flood maps took effect July 31, 2024; if the house sits in a Special Flood Hazard Area, the lender will require flood insurance. Look up the address on the FEMA Flood Map Service Center before you make an offer and read what a flood zone means for your loan.

Riverfront lots are tidally influenced, so Broward's tidal flood barrier standard applies: new or substantially repaired seawalls must reach 5 feet NAVD88, and sellers must give a disclosure in the contract. Ask for seawall age and any repair quotes, since a seawall can cost far more than a roof.

For older houses, plan on a 4-point inspection and a wind mitigation report. For condos and townhouse associations, ask about reserves, the milestone inspection, SIRS and any special assessment, and order the condo questionnaire early.

305-425-1990
Can I use FHA on a median-priced Wilton Manors house?

Not with the minimum down payment. At the Q3 2026 median of $800,000, the loan would need about $133,000 down to stay under the $667,000 Broward FHA limit, so most buyers use conventional; FHA fits condos and houses up to about $691,000.

When does a Wilton Manors purchase become a jumbo loan?

When the loan is above $832,750, the 2026 conforming limit. With 20% down that happens above a price of about $1,040,900; with 5% down, above about $876,500.

What property tax rate should I budget in Wilton Manors?

About 20.2 mills, roughly 2.02% of taxable value, using 2025 final rates with the city's 6.2270. The city has proposed 6.0000 for 2026, which would bring the total down slightly.

Is the Wilton Manors homebuyer assistance program open?

No. The city's page says all funds have been expended and the program is suspended, and the June 2026 Broward HPA flyer shows no funds for Wilton Manors. Florida Hometown Heroes may still apply, subject to eligibility and funding.

Do I need flood insurance in Wilton Manors?

Only if the lot is in a FEMA Special Flood Hazard Area, which is common near the Middle River. Check the address on the FEMA map before your offer, because the premium goes into your monthly payment.
