What homes cost in Lauderdale Lakes right now

Lauderdale Lakes is a condo market. In Q3 2026 it recorded 46 condo and townhouse sales at a median of $102,000, down 9.3% from a year earlier, against only 23 single-family sales at a median of $465,000, up 15.5%, per Florida Realtors data published by MIAMI REALTORS (as of November 2026). Condos and townhouses were about 67% of all sales.

The two sides move very differently. Houses sold for 98.5% of original list price and went under contract in a median of 57 days, with 5.3 months of supply. Condos took a median of 102 days, sold for 88.9% of list, and there were 18.6 months of supply with 301 active listings, versus 10.2 months for Broward condos overall. A condo buyer here has time and leverage; a house buyer needs to move quickly.

Cash dominates the condo side: 31 of the 46 condo sales were cash. Some of that is investors, but much of it is because many buildings are hard to finance, which is where a broker with access to many lenders matters most.

The city was incorporated in 1961 and first grew as a retirement area for snowbirds. It covers about 3.7 square miles between Tamarac, Lauderhill, Oakland Park and Fort Lauderdale, with 35,954 residents and 15,753 housing units in the 2020 census.

Financing a Lauderdale Lakes condo

The loan amount is small, but the building decides whether you can get one. Before approving a condo loan, the lender sends the association a condo questionnaire and looks at the budget, reserves, insurance, delinquencies, litigation and any special assessment. Older buildings that are behind on Florida's SIRS and milestone inspection requirements often fail that review.

  • FHA: 3.5% down, but the project usually has to be FHA-approved.
  • Conventional: needs a warrantable condo. At the $102,000 median, 10% down is $10,200 and the loan is $91,800.
  • Non-warrantable condo loans: for buildings that do not pass the standard review; expect a larger down payment.
  • DSCR loans: for investors buying units to rent. DSCR is a business-purpose loan qualified on the rent.

Some lenders set minimum loan amounts, so a very low price can limit your choices. Send us the building name and unit before you write the offer and we will check which lenders will take it. Our condo loans in Florida page has more.

Buying a house: FHA and conventional

Houses are where most Lauderdale Lakes buyers use standard loans. The 2026 Broward FHA 1-unit limit is $667,000 (HUD) and the conforming limit is $832,750 (FHFA), as of November 2026, so the $465,000 median sits comfortably under both.

  • FHA at the median: 3.5% down is $16,275, for a loan of $448,725.
  • Conventional at the median: 5% down is $23,250, loan $441,750, with PMI that can come off later.

With only 23 house sales in the quarter and 98.5% of list price paid, have your pre-approval in hand before you tour. Older houses are common, so plan for a 4-point inspection and a wind mitigation report for the insurer.

Lauderdale Lakes property taxes

Lauderdale Lakes has a 2025 city operating rate of 8.6000 mills (Florida Department of Revenue), and it is in the North Broward Hospital District, which levied 1.2422 mills for 2025 per the Broward County Property Appraiser. Adding Broward County (5.6658), the school board (6.3200), Children's Services Council (0.4500), the South Florida Water Management District (0.2301 combined) and FIND (0.0288) gives about 22.54 mills, roughly 2.25% of taxable value (as of November 2026). The state's tax code for the city shows no water control district on top.

That is about $10,480 a year on a $465,000 house and about $2,300 on a $102,000 condo, before the homestead exemption, which takes a bigger bite out of the bill on a low-priced unit. Condo buyers should also add the monthly association dues, which the lender counts in your debt-to-income ratio.

City and county help for buyers and owners

Lauderdale Lakes runs its own housing programs, separate from the county (as of November 2026):

  • City Purchase Assistance: up to $25,000 as a 0% deferred second loan that becomes a grant if all program conditions are met, for low- to moderate-income buyers purchasing a primary residence, first come, first qualified while funds last. Call 954-535-2482.
  • Condominium Mortgage Assistance: a one-time payment of up to $4,000, paid directly to the mortgage company, for condo owners 55 and older below 80% of area median income who fell behind, mainly because of state-required special assessments.
  • Hurricane Loss Mitigation Program: state-funded wind retrofits such as re-roofing, opening protection and hurricane straps for owner-occupied single-family homes in the city.

Broward County's Homebuyer Purchase Assistance program lists Lauderdale Lakes with no funds on its June 2026 flyer. Florida Hometown Heroes still pays up to 5% of the first mortgage ($10,000 to $35,000) for eligible first-time buyers; see our Hometown Heroes guide and Florida down payment assistance page.

Flood zones and insurance

Lauderdale Lakes is inland, but the flood zone comes from the FEMA map, not the distance to the beach. Broward's current FEMA maps took effect on July 31, 2024, so check the exact address on the FEMA Flood Map Service Center and read what a flood zone means for your loan. In a Special Flood Hazard Area the lender will require flood insurance. For condos, ask for the association's master policy early, since the lender reviews it too.

Can I get a mortgage on a $100,000 condo in Lauderdale Lakes?

Often yes, but the building has to qualify. The Q3 2026 median was $102,000, and lenders review the association's budget, reserves and assessments; if it is not warrantable, a non-warrantable condo loan may still work with more down.

In Q3 2026, 31 of 46 condo sales (67%) were cash. Many older buildings do not pass standard lender reviews, and investors also buy units outright.

What property tax rate should I budget in Lauderdale Lakes?

About 22.54 mills, roughly 2.25% of taxable value, using 2025 rates: the city's 8.6000 plus county, school, North Broward Hospital and other districts. Voted debt is extra, so check the parcel on bcpa.net.

Does Lauderdale Lakes have its own down payment assistance?
