Reverse Mortgage in Coral Gables: When Your Home Is Worth More Than the HECM Cap
Short answer
A Coral Gables owner 62 or older may qualify for a reverse mortgage (HECM), but the 2026 HECM calculation stops at $1,249,125 of value, while the median Coral Gables house sold for $2,150,000 in the third quarter of 2026. That means many Gables houses are figured on the cap, not their full value, while the $597,500 median condo or townhouse is under it if the building is HUD-approved. HUD counseling is required, you keep paying taxes, insurance and HOA dues and maintain the home, and QMS Lending connects you with lenders, subject to credit approval and property eligibility.
Coral Gables values above the HECM cap, as of October 2026
HUD Mortgagee Letter 2025-22 sets the 2026 HECM maximum claim amount at $1,249,125. HUD uses the lesser of the appraised value and that limit, so any value above it does not increase what a HECM can lend. MIAMI REALTORS reports these third-quarter 2026 figures for the City of Coral Gables, as of October 2026:
- Single-family homes: median sale price $2,150,000, up 9.5% from a year earlier, on 84 closed sales. Median time to contract was 42 days.
- Townhouses and condos: median $597,500, up 13.8%, on 54 closed sales. Median time to contract was 85 days.
For a typical Gables house, about $900,000 of value at the median sits above the HECM cap and does not count. You still keep all of that equity: a HECM is a non-recourse loan, and when the home is sold, what is left after the loan balance goes to you or your heirs.
Some lenders also offer proprietary reverse mortgages, private loans that are not FHA-insured and may lend on value above the HECM limit. Terms, ages, fees and condo rules vary by lender, and they do not follow every HECM protection, so compare both in writing. QMS Lending can show you HECM and proprietary options side by side. Older homes, the FHA appraisal and flood rules
A HECM property must meet FHA property standards and flood requirements, per HUD. Coral Gables has many homes built decades ago, so the appraiser looks closely at roofs, electrical panels, plumbing and anything that affects safety. If repairs are required, the lender may set them aside from loan proceeds or require them before closing. Fix obvious items before the appraisal.
Flood matters too. FEMA says owners in high-risk zones, labeled A or V, with federally backed loans must carry flood insurance, and a HECM is FHA-insured. The City of Coral Gables offers elevation certificates through an online search and notes, as of October 2026, that new flood policies take effect 30 days after purchase and individual NFIP premiums cannot rise more than 18% a year. Check your flood zone and buy any required policy early so it does not delay closing.
Under 24 CFR 206.205, flood and hazard insurance, property taxes and special assessments are charges you must keep paying. A Life Expectancy Set-Aside can cover them if the financial assessment requires one. HOA fees in gated or condo communities are also property charges, but a set-aside does not pay them.
Coral Gables condos and HUD approval
For a condo, HUD requires a HUD-approved project or an FHA single-unit approval. HUD Mortgagee Letter 19-13 caps single-unit approvals at 10% of units in buildings of 10 or more units. Search the building on HUD's condo list under Miami-Dade and Coral Gables before you spend money on an appraisal.
Mid-rise and high-rise Gables buildings three stories or taller fall under Florida's 2022 condo safety law, summarized in the Florida Senate's SB 154 analysis: a milestone inspection at 30 years and every 10 years after, a structural integrity reserve study, and no waiving of structural reserves after December 31, 2024. Ask for the latest budget, reserve study and any special assessment notice, because the HUD financial assessment counts higher dues against your residual income.
Senior exemptions in Coral Gables, as administered by the Miami-Dade Property Appraiser
A HECM leaves the title in your name, so your homestead exemption continues. The Miami-Dade Property Appraiser's 2026 senior exemption benefits table shows, as of October 2026:
- County senior exemption: $50,000, worth about $262 a year in county tax savings in the table's example.
- City of Coral Gables senior exemption: $50,000, worth about $278 a year in city tax savings in that example, for about $540 combined.
- Long-term resident senior exemption: Coral Gables has adopted it. It requires at least 25 years in the home and a market value under $250,000 in the first year, plus the same age and income tests.
To qualify, at least one owner must be 65 on January 1, the home must have homestead, and household adjusted gross income must not exceed $38,686 (the Florida Department of Revenue 2026 limit). Apply with forms DR-501 and DR-501SC, or online with the Property Appraiser. The standard senior exemption renews each year while you remain eligible. On a $2 million Gables house the long-term version will not apply because of the $250,000 value test, but the $50,000 exemptions may.
Costs, counseling and how QMS Lending helps
HUD costs as of October 2026: 2% initial mortgage insurance on the loan at closing, 0.5% a year on the balance, and an origination fee of the greater of $2,500 or 2% of the first $200,000 of value plus 1% above that, capped at $6,000. On a Gables house above the HECM cap, the fee hits that $6,000 ceiling.
You must finish a session with a HUD-approved HECM counselor before applying. Find one through the CFPB counselor search. If you would rather keep a monthly payment and borrow against more of the value, a HELOC in Coral Gables or a jumbo refinance may fit, subject to credit approval.

Questions about Reverse Mortgage in Coral Gables: When Your Home Is Worth More Than the HECM Cap
Don't see yours? Call us or send a message. We answer the same business day.
305-425-1990My Coral Gables house is worth $2 million. How much counts for a HECM?
Only $1,249,125 counts in 2026, the HECM maximum claim amount. The loan is a percentage of that figure based on the youngest borrower's age and the rate that day, and the equity above it stays yours.
Is there a reverse mortgage for homes above the HECM limit?
Yes, some lenders offer proprietary reverse mortgages that are not FHA-insured and may lend on higher values. Terms vary by lender, so compare them with a HECM in writing before choosing.
Can I keep my Coral Gables senior exemption?
Yes. You keep title, so the $50,000 county and $50,000 city senior exemptions stay if you still meet the age 65 and $38,686 income tests. The Miami-Dade Property Appraiser handles them.
Can I get a reverse mortgage on a Coral Gables condo?
Possibly. The building must be HUD-approved or the unit must qualify for single-unit approval, capped at 10% of units in buildings of 10 or more. The third-quarter 2026 median condo or townhouse, $597,500, is under the HECM limit.
Do I need flood insurance for a HECM in Coral Gables?
Yes, if the home is in a FEMA high-risk A or V zone, because a HECM is FHA-insured. New policies take 30 days to start, so buy early.
