VA Loans in Boca Raton, FL: Entitlement, Fees and Condos
Short answer
Yes. If you have full VA entitlement there is no VA loan limit, so an eligible veteran may buy a Boca Raton home with $0 down even at the city's $1,410,000 Q3 2026 median house price, as long as you qualify with the lender and the appraisal supports the price. Veterans with entitlement tied up in another VA loan figure their zero-down maximum from Palm Beach County's $832,750 limit. Expect a funding fee of 2.15% on a first-use, no-down loan unless you are exempt for a service-connected disability (as of October 2026).
Entitlement at Boca Raton prices
VA does not lend the money; it guarantees part of the loan, which lets lenders offer no-down-payment financing. How much you can borrow with $0 down depends on your entitlement, as of October 2026:
- Full entitlement: VA says you have no loan limit. The lender still has to approve your credit and income, and the home must appraise. You have full entitlement if you never used a VA loan, or you repaid a prior one and sold the home, or you had a prior foreclosure or compromise claim that was fully repaid.
- Remaining entitlement: if a VA loan is still open on another home, the county limit comes back into play. VA's formula takes 25% of the county limit and subtracts the entitlement you already used. In Palm Beach County, the 2026 limit is the $832,750 baseline from FHFA, so 25% is $208,187.50. With $50,000 already used, about $158,187 remains, and because VA's guaranty generally covers 25% of the loan, that supports roughly $632,750 with no down payment. Above that, the lender may ask for a down payment.
Now set that against Boca prices. Florida Realtors data published by MIAMI REALTORS for Q3 2026 shows the city's median single-family sale at $1,410,000 and the median townhouse or condo at $569,000. A veteran with full entitlement can go after either with no down payment, subject to approval. A veteran with partial entitlement will find most Boca houses above the zero-down figure, but many condos and townhouses still fit.
Ask for your Certificate of Eligibility first. It shows your available entitlement, and your lender can usually pull it for you.
The VA funding fee on a Boca Raton purchase
The VA funding fee is a one-time charge on the loan amount, not the price. VA's table for purchase and construction loans, in effect since April 7, 2023 and current as of October 2026:
- Less than 5% down: 2.15% first use, 3.3% after first use.
- 5% or more down: 1.5% either way.
- 10% or more down: 1.25% either way.
- VA IRRRL: 0.5%. Cash-out refinance: 2.15% first use, 3.3% after. Assumption: 0.5%.
What that looks like at Boca's Q3 2026 medians (math only):
- $569,000 condo, $0 down, first use: 2.15% = $12,233.50. With 5% down ($28,450), the loan is $540,550 and the fee drops to 1.5%, or $8,108.25.
- $1,410,000 house, $0 down, first use: 2.15% = $30,315. On a later use it is 3.3%, or $46,530. On a home this size, putting 5% or 10% down cuts the fee rate as well as the loan.
You pay no funding fee if you receive VA compensation for a service-connected disability (or are eligible but receive retirement or active-duty pay instead), if you are a surviving spouse receiving DIC, if you are a service member with a pre-discharge rating before closing, or if you are on active duty and show a Purple Heart by closing. You can finance the fee into the loan or pay it at closing; on a purchase it is the only cost you can finance.
Sellers can help. VA has no cap on the seller paying normal closing costs, but seller concessions (such as paying your funding fee or paying off a debt) are capped at 4% of the reasonable value on the VA Notice of Value. See seller concessions.
Property tax exemptions for Boca Raton veterans
Florida's property tax breaks for veterans can matter as much as the loan. As of October 2026, from the Florida Statutes and the Palm Beach County Property Appraiser's 2026 brochure:
- Homestead: every owner-occupant may get the $25,000 homestead exemption plus up to $25,000 more on assessed value between $50,000 and $75,000 (the second part does not apply to school taxes). See homestead exemption.
- 10% or more service-connected disability: a $5,000 exemption under F.S. 196.24 for an honorably discharged Florida resident. The Property Appraiser estimates it saves about $100 to $120 a year. A surviving spouse who has not remarried keeps it.
- Total and permanent service-connected disability: the homestead is fully exempt from property taxes under F.S. 196.081, with a VA letter certifying the disability. If the veteran dies, the exemption continues for the surviving spouse who holds title and lives there, until remarriage or sale; the spouse who sells may carry the exemption amount to a new home.
- Combat-related disability, age 65+: a percentage discount on taxes equal to the disability rating, filed on Form DR-501DV with the DD-214 and proof of the combat-related disability.
You can apply before your VA letter arrives; if approved, the exemption is backdated to your application and extra taxes are refunded, within the four-year limit in the statute. Buying mid-year? F.S. 196.081 also allows a prorated refund on a new home bought between January 1 and November 1 if the exemption is granted the next year. On a full exemption, the lender will still escrow insurance, but the tax part of your payment may drop to zero, which can help your debt-to-income ratio.

VA and Boca Raton condos
About 41% of Boca's Q3 2026 closed sales were townhouses and condos (171 of 415), and for a VA buyer the building comes first. VA's lender guidance is direct: to be eligible for the VA guaranty, a condominium must be approved by VA. Lenders check it in VA's WebLGY system by searching the project. VA keeps a list of approved condos; if the building is not on it, the project has to be submitted to VA for review, which takes time and needs the association's cooperation. Your lender will also ask for a condo questionnaire.
Ask before you write an offer. Q3 2026 data shows 114 of 171 Boca condo and townhouse sales were cash, so you are often competing with cash buyers, and a building that is not VA-approved can sink your timeline.
Older buildings add Boca's own rules. The city's Building Recertification Inspection Program covers condo and co-op buildings three or more stories or 50 feet tall once they are 30 years old, or 25 years old within 3 miles of the coast. Pending repairs often show up as higher dues or a special assessment, and the lender counts dues in your payment. Also check the flood zone: the city says a large share of Boca is in FEMA's special flood hazard area, with new maps since December 20, 2024.
VA also requires that you live in the home. A VA loan is for your primary residence, not a seasonal or rental unit.
Already own in Boca with a VA loan? The IRRRL
The VA IRRRL, or streamline refinance, replaces an existing VA loan with a new one. As of October 2026, VA says you may qualify if you already have a VA-backed loan on the home and can certify that you live there now or used to. That makes it useful for a veteran who moved out of a Boca condo and now rents it. If you have a second mortgage, its holder must agree that the new VA loan stays in first position.
The funding fee is 0.5% unless you are exempt. You can roll closing costs into the new loan or take a higher rate so the lender covers them. VA's own test is simple: divide your closing costs by the monthly savings to see how many months it takes to break even.
