Jumbo Loans in Pinecrest, FL: 2026 Limits, Estate Lots and What Lenders Check
Short answer
Almost always, yes: the median Pinecrest house sold for $2,925,000 in Q3 2026, and any one-unit loan above $832,750, the 2026 conforming limit, is a jumbo. Even with 25% down on that median price, the loan is about $2.19 million, more than 2.6 times the limit. The questions that matter here are how the lender appraises a large lot, how much cash you keep in reserve, and what wind and flood coverage cost.
Pinecrest prices vs. the 2026 jumbo line
Statewide credit, down payment and reserve rules are in our Florida jumbo loan guide. Fannie Mae and Freddie Mac cannot buy loans above the conforming limit, so each jumbo lender writes its own rules. This page covers the Village of Pinecrest.
FHFA set the 2026 one-unit baseline at $832,750. In Florida only Monroe County gets a higher limit, so Miami-Dade, and Pinecrest, use the baseline, as of November 2026. With 20% down, any price above about $1,040,900 needs a jumbo.
MIAMI REALTORS reports these Village of Pinecrest numbers for the third quarter of 2026:
- Single-family: median $2,925,000 (up 10.9% from a year earlier), average $3,842,496, 62 closed sales, $238.2 million in dollar volume.
- Speed and pricing: 40 days median time to contract, 93.1% of original list price received, 6.3 months of supply and 111 active listings.
- Cash: 34 of the 62 house sales were paid in cash. The other buyers financed, and at these prices that means a jumbo.
- Townhouses and condos: only 7 sales, median $320,000. These are usually conforming, and a small share of the market.
With 6.3 months of supply, buyers have room to negotiate. A fully underwritten jumbo pre-approval, with assets already reviewed, puts a financed offer closer to a cash offer.
Large lots and the jumbo appraisal
Pinecrest is mostly estate-size lots. Under the village's zoning code, the EU-1 district requires a minimum of one acre and 125 feet of frontage, EU-S requires 25,000 gross square feet, and EU-M 15,000 net square feet, as of November 2026. That shapes the appraisal more than anything else:
- Land is a big part of value. On a large lot an older house may be worth less than the dirt under it. Some jumbo lenders limit how much of the value can be land, or ask the appraiser to explain it. We check that before you are under contract.
- Fewer close comparables. With 62 house sales in a quarter spread across very different lots and homes, the appraiser may reach farther in time or distance. A wide price range raises the odds of a low value, so plan for a gap.
- Some jumbo lenders require two appraisals above a certain loan size. Ask early; it adds time and cost.
- Teardowns and rebuilds. If you plan to tear down and build, a standard jumbo will not fund the work. Compare a lot purchase plus a construction loan with buying the existing house first.
If the appraisal comes in low, the lender uses the lower of price or appraised value, so the down payment has to cover the difference or the price has to move.
Taxes, wind and flood on a Pinecrest jumbo
Taxes. The Miami-Dade Property Appraiser's 2025 adopted millage for Pinecrest totals 17.5257 mills, including the village's 2.5030 and the county Fire Rescue district's 2.3965, as of November 2026. On a $3,000,000 house that is about $52,600 a year before any exemption (example only). Your bill resets to the new value after you buy, so budget on your price, not the seller's bill. A primary home can get the homestead exemption.
Wind. Florida Statutes 627.351(6) makes a home with a dwelling replacement cost of $700,000 or more ineligible for Citizens Property Insurance, with a $1 million threshold only in counties the state finds lack competition. Most Pinecrest houses exceed that, so plan on the private market. A wind mitigation inspection can lower the premium, and the lender counts the full premium in your payment and reserves.
Flood. Flood zones in Pinecrest change street by street near the canals. The village moved to Class 7 in FEMA's Community Rating System in 2023, for a 15% reduction in NFIP premiums, per the village. Look up the address on FEMA's flood map and read our flood zone guide. Two points matter on a jumbo:
- The NFIP building maximum is $250,000. A multimillion-dollar loan may need excess or private flood coverage. Get the quote before you finalize your budget.
- No 30-day wait when you buy the policy while making the mortgage, so it can start at closing.
Example only: a $3 million Pinecrest house
Example only, not a quote or an approval. A buyer purchases a Pinecrest house for $3,000,000 with 25% down ($750,000). The loan is $2,250,000, which is $1,417,250 above the 2026 limit.
- Florida doc stamps on the note: $0.35 per $100, or $7,875.
- Florida intangible tax on the mortgage: 2 mills, or $4,500.
- Deed stamps: $0.60 per $100 in Miami-Dade on a single-family house, or $18,000. The contract says who pays.
- Property taxes: about $52,600 a year at 17.5257 mills before exemptions, plus private wind and flood premiums.
- Reserves: jumbo lenders often want several months of the full payment in the bank after closing. See what reserves are. Retirement and brokerage accounts may count, sometimes at a discount.

Business owners, foreign buyers and next steps
Many Pinecrest buyers own businesses. If your tax returns show less income after write-offs, we compare a full-documentation jumbo with bank statement loans, which use deposits instead of returns. Buyers without U.S. credit can look at foreign national loans, which usually need a larger down payment. Your debt-to-income ratio still has to fit each lender's rules.

305-425-1990What is the jumbo loan limit in Pinecrest for 2026?
Any one-unit loan above $832,750 is a jumbo in Pinecrest for 2026. Miami-Dade uses the FHFA baseline; in Florida only Monroe County has a higher limit.
What did Pinecrest homes sell for in Q3 2026?
The median house sold for $2,925,000 and the average for $3,842,496 across 62 sales, per MIAMI REALTORS. Townhouses and condos had only 7 sales, with a $320,000 median.
Can I get Citizens insurance on a Pinecrest house?
Only if the dwelling replacement cost is under $700,000, or under $1 million in counties the state finds lack competition, per Florida Statutes 627.351(6). Most Pinecrest houses are above that and need private coverage.
Why might my Pinecrest appraisal come in low?
Large lots and very different homes leave fewer close comparable sales, so values can spread. If it comes in low, the lender uses the lower value and you cover the gap or renegotiate.
How much are closing taxes on a $2.25 million jumbo?
About $7,875 in documentary stamps on the note and $4,500 in intangible tax, as of November 2026. Deed stamps, title and lender fees are separate.
