What homes cost in Parkland

Parkland recorded 175 single-family sales in Q3 2026 at a median of $1,247,000, up 11.3% from a year earlier, with an average of $1,359,161, per Florida Realtors data published by MIAMI REALTORS (released October 16, 2026). Sales volume jumped 33.6%. Broward's countywide house median was $645,000, so Parkland runs almost twice the county figure.

Townhouses and condos barely register: just 12 sales in the quarter at a median of $565,000. Parkland is a single-family city. It started as a rural, ranch-style town in 1963, and most of today's homes are in large planned neighborhoods built from the mid-1990s on, such as Heron Bay and Parkland Isles, nearly all with HOA dues.

51 of the 175 house sales (29%) were cash, up 64.5% from a year earlier. Active listings rose 9.7% to 159, with 3.5 months of supply and a median 31 days to contract. Houses sold at 95.9% of the original list price.

Jumbo vs conforming at Parkland prices

The 2026 conforming limit for a 1-unit home is $832,750; the 2026 Broward FHA limit is $667,000 (as of October 2026). At the $1,247,000 median:

  • 10% down ($124,700): loan $1,122,300, jumbo.
  • 20% down ($249,400): loan $997,600, jumbo.
  • 33.2% down ($414,250): loan $832,750, conforming.

So the typical Parkland purchase is a jumbo loan unless you bring a third of the price. Jumbo lenders set their own rules on credit score, reserves and DTI, and those rules differ more from lender to lender than conforming rules do. That spread is the reason to shop through a broker.

Two common alternatives:

  • Conforming first plus a second: a conforming first at $832,750 with a fixed second mortgage or HELOC for part of the gap. It can make sense when jumbo pricing is wider than conforming that day.
  • Buy-down later: some buyers who sold a prior home put the proceeds down after closing and recast the loan, where the lender allows it.

Closing costs scale with the loan: Florida doc stamps on the note are $0.35 per $100 and intangible tax is 2 mills. On $997,600 that is about $3,492 plus $1,995.

Parkland property taxes, fire assessment and HOAs

Parkland's city operating rate is 4.2979 mills, among the lower city rates in Broward, and the city manager recommended keeping it unchanged for FY 2027 (as reported July 20, 2026). Adding Broward County (5.6658), the school board (6.3200), North Broward Hospital District (1.2422), Children's Services Council (0.4500), the South Florida Water Management District (0.2301) and FIND (0.0288) gives roughly 18.2 mills, about 1.82% of taxable value, using 2025 rates (as of October 2026). Voted debt is extra.

On top of millage, Parkland bills flat non-ad valorem charges per home. For FY 2027 the proposed fire assessment is $340.14 per residential unit (up from $327.06) and solid waste is $495.48. Some parcels also sit in the Cocomar water control district, which adds its own levy.

At the $1,247,000 median, 18.2 mills is about $22,700 a year before the homestead exemption, plus roughly $836 in those two assessments. Budget on your price, not the seller's bill, because the Save Our Homes cap resets at sale.

HOAs: Parkland's newer communities come with HOA dues, gate and amenity costs, and sometimes a separate master and sub-association. Lenders count every required dues payment in your DTI, so get the estoppel figures early. Newer construction usually helps with roof age and wind ratings; still order a wind mitigation report. Lake lots can be in a FEMA flood zone; check the flood zone on the FEMA map before you lock.

Will I need a jumbo loan to buy in Parkland?

Probably. At the Q3 2026 median of $1,247,000, even 20% down leaves a $997,600 loan, above the $832,750 conforming limit. You would need about 33.2% down to stay conforming.

What is the median home price in Parkland?

In Q3 2026 the median single-family house sold for $1,247,000 (175 sales, up 11.3%). Only 12 townhouses or condos sold, at a median of $565,000, per Florida Realtors data via MIAMI REALTORS.

What are property taxes in Parkland?

About 18.2 mills (1.82%) using 2025 rates, plus a proposed FY 2027 fire assessment of $340.14 and solid waste charge of $495.48 per home. On $1,247,000 that is roughly $22,700 plus $836 before homestead.

Does Parkland have down payment assistance?

Not much right now. Broward County's June 2026 flyer showed no HPA funds for Parkland, and its $679,324 price cap is below most Parkland homes. Florida Hometown Heroes may still apply.

Can I avoid jumbo with a second mortgage?

Sometimes. A conforming first at $832,750 plus a fixed second or HELOC can cover part of the gap. Whether it beats a single jumbo depends on that day's pricing; we compare both.
