What homes cost in Riviera Beach right now

Riviera Beach recorded 42 single-family sales in Q3 2026 at a median of $399,500, up 10.2% from a year earlier, with an average of $672,482, per Florida Realtors data published by MIAMI REALTORS (as of November 2026). Townhouses and condos outsold houses, 74 to 42, at a median of $442,500, up 17.5%. That makes the city about 64% condo by sales count, and it is one of the few Palm Beach County markets where the median condo costs more than the median house.

The reason is geography. The city is split by the Lake Worth Lagoon: the mainland side holds most of the single-family homes, and the eastern side covers most of Singer Island, an Atlantic peninsula lined with high-rise condos. The two sides behave like separate markets. Houses went under contract in a median 49 days with 3.8 months of supply, and only 6 of 42 were cash, so most house buyers finance. Condos took a median 117 days, sellers got 90.5% of original list price, there were 10.4 months of supply, and 40 of 74 were cash. In the condo market, a financed buyer with a clean file has room to negotiate.

Riviera Beach was incorporated in 1922 as the Town of Riviera, became a city in 1959, and had 37,604 residents at the 2020 census. It is home to the Port of Palm Beach and a city marina.

FHA, conventional or condo financing

Two 2026 limits frame most Riviera Beach loans (as of November 2026): the Palm Beach County FHA 1-unit limit of $667,000 and the conforming limit of $832,750. Above $832,750 the loan is jumbo.

  • FHA at the house median: 3.5% down on $399,500 is $13,983, for a loan of $385,518, far under the cap. FHA with the 3.5% minimum works up to a price of about $691,000.
  • Conventional on a condo at the median: 10% down on $442,500 is $44,250, loan $398,250, with PMI that can come off later.
  • Staying conforming on a bigger home: with 20% down you can buy up to about $1,040,900 and keep the loan at $832,750; with 10% down, about $925,000.

On Singer Island the building matters as much as the buyer. FHA and conventional loans need the condo project to pass lender review, and a building with a big pending assessment, low reserves or litigation can be non-warrantable. For those, non-warrantable condo loans usually ask for a larger down payment. Investors buying a condo to rent can look at DSCR loans, which are business-purpose loans qualified on the rent.

Older coastal condos: milestone inspections and SIRS

Much of the Singer Island condo stock is decades old and sits on salt water, which is exactly what Florida's post-Surfside laws target. Under Florida Statutes 553.899, condo and co-op buildings of three or more habitable stories need a milestone inspection by December 31 of the year they turn 30, then every 10 years, and the local agency may move that to 25 years based on proximity to salt water. Repairs found in phase two must start within 365 days of the report.

Under s. 718.112, those same buildings need a structural integrity reserve study at least every 10 years, with the first due by December 31, 2025 for existing associations (and never later than December 31, 2026). Since budgets adopted on or after December 31, 2024, owners generally cannot vote to skip or cut reserves for SIRS items such as roof, structure, waterproofing and windows. In practice that means higher dues or a special assessment in many older towers.

Before you offer, ask for the milestone report, the SIRS, the current budget and any approved assessment. The lender's condo questionnaire will ask the same questions, and dues count in your debt-to-income ratio.

Riviera Beach property taxes

Riviera Beach's operating rate is 8.3500 mills for both 2025 and 2026, per the Palm Beach County Property Appraiser. New for 2026 is a city debt service levy of up to 1.0000 mill to repay the $115 million in general obligation bonds voters approved in March 2024 for a new police headquarters, a Singer Island fire station and parks; the city budget says it will be adjusted each year to actual debt payments.

The appraiser's 2025 district total for Riviera Beach was 20.6080 mills. Using the 2026 proposed rates (city 8.3500 + 1.0000 debt, county 4.5000 + 0.0210 debt, school 3.0390 + 3.2480, Children's Services 0.4908, Health Care District 0.6561, SFWMD 0.2301 combined, FIND 0.0270) gives about 21.56 mills, roughly 2.16% of taxable value (as of November 2026). The city runs its own fire department and library, so the county fire-rescue and library levies are not in that total.

On a $399,500 house that is about $8,600 a year before the homestead exemption; on a $442,500 condo, about $9,500. Budget on your price, not the seller's bill, because the Save Our Homes cap resets at sale.

Flood and insurance

New FEMA flood maps took effect in Palm Beach County on December 20, 2024, placing thousands more eastern properties in high-risk zones and raising base flood elevation at least one foot on more than 16,000 parcels. Lagoon-front and Singer Island addresses are the most exposed. If the building is in a Special Flood Hazard Area, the lender will require flood insurance, so check the address on the FEMA Flood Map Service Center and read what a flood zone means for your loan.

For a mainland house, expect the insurer to ask for a 4-point inspection on older homes and a wind mitigation report that can lower the windstorm premium. For a condo, the master policy covers the building, but you still need an HO-6 policy for the interior, and the master premium shows up in your dues.

Questions about Riviera Beach

305-425-1990
Can I use FHA on a median-priced Riviera Beach house?

Yes. At the Q3 2026 median of $399,500, 3.5% down leaves a loan of about $385,518, well under the $667,000 Palm Beach FHA limit. FHA with the minimum down works up to a price of about $691,000.

Why are Singer Island condos harder to finance?

Because many are older high-rises on salt water that must complete milestone inspections and fund SIRS reserves, which can bring special assessments. Lenders review the building's budget, reserves and assessments, and a building that fails review may need a non-warrantable condo loan with more down.

What property tax rate should I budget in Riviera Beach?

About 21.56 mills, roughly 2.16% of taxable value, using 2026 proposed rates, including the new city debt levy of up to 1.0000 mill for voter-approved bonds. The 2025 district total was 20.6080 mills.

How long do Riviera Beach condos take to sell?

A median of 117 days to contract in Q3 2026, with 10.4 months of supply and sellers getting 90.5% of original list. That gives financed buyers room to negotiate price or credits.

Is there down payment assistance in Riviera Beach?

Possibly. Palm Beach County's SHIP and Homebuyer Match programs and Florida Hometown Heroes may apply, subject to eligibility and funding, and the Riviera Beach CRA runs a Homebuyers Club (561-844-3408).
