Mortgage Broker in Dania Beach, FL
Short answer
Dania Beach's median single-family home sold for $610,000 in Q3 2026 and the median condo or townhouse for $242,500, so most purchases here fit under the $667,000 Broward FHA limit. What homes cost in Dania Beach right now
Dania Beach recorded 30 single-family sales in Q3 2026 at a median of $610,000, up 8.0% from a year earlier, with an average of $721,323, per Florida Realtors data published by MIAMI REALTORS (as of November 2026). Condos and townhouses were the bigger side of the market: 44 sales at a median of $242,500, and 25 of them were cash. That puts condos and townhouses at about 59% of all sales.
This is a slower market than the county. Houses took a median of 86 days to go under contract, against 38 days across Broward, sellers got 92.0% of original list price, and there were 8.0 months of supply, almost double the 4.2 months countywide. Buyers who show up with a solid pre-approval often have room to negotiate price or a seller concession toward closing costs.
Dania Beach calls itself Broward's First City: it was incorporated as the Town of Dania in 1904 and renamed Dania Beach in 1998. The 2020 census counted 31,723 residents and 16,377 housing units, and 2001 annexations added about 3,600 people. It sits between Fort Lauderdale and Hollywood, next to Fort Lauderdale-Hollywood International Airport, with older neighborhoods such as Modello, Antique Row along Federal Highway and the newer downtown around Dania Pointe.
FHA, conventional or jumbo in Dania Beach
Two 2026 limits matter here (as of November 2026): the Broward FHA 1-unit limit of $667,000 (HUD) and the conforming limit of $832,750 (FHFA). Above $832,750 the loan is jumbo.
- FHA at the house median: 3.5% down on $610,000 is $21,350, for a loan of $588,650, well under the limit. With the 3.5% minimum, FHA works up to a price of about $691,000.
- Conventional at the house median: 5% down is $30,500, loan $579,500, with PMI that can be removed later.
- Staying conforming: with 20% down you can buy up to about $1,040,900 and keep the loan at $832,750. The $721,323 average shows some houses sell well above the median, so run both numbers before you shop.
- Condo at the median: $242,500 is an easy loan size, but the building has to qualify. FHA needs an approved project, conventional needs a warrantable condo, and anything else goes to a non-warrantable condo loan.
Dania Beach property taxes: two hospital districts
Dania Beach's 2025 operating rate is 5.9998 mills (Florida Department of Revenue), and the city is split between two hospital districts. The state's tax codes list both a "Dania Beach - N Hosp" and a "Dania Beach - S Hosp" area. The North Broward Hospital District levied 1.2422 mills for 2025 and the South Broward Hospital District only 0.0805, per the Broward County Property Appraiser.
Adding Broward County (5.6658), the school board (6.3200), Children's Services Council (0.4500), the South Florida Water Management District (0.2301 combined) and FIND (0.0288), the total is about 18.78 mills (1.88%) in the south-hospital area and about 19.94 mills (1.99%) in the north (as of November 2026). Some south parcels also pay Central Broward Water Control District, proposed at 0.8900 mills for 2025.
On a $610,000 house at 18.78 mills that is about $11,450 a year before the homestead exemption. Look up the exact parcel on bcpa.net, and budget on your price, not the seller's bill, because the Save Our Homes cap resets at sale.
Flood, insurance and condo rules
The city itself says many areas of Dania Beach are prone to flooding from heavy rain. Broward's current FEMA flood maps took effect on July 31, 2024, so a listing's old flood zone may be out of date. Check the address on the FEMA Flood Map Service Center, and read what a flood zone means for your loan: in a Special Flood Hazard Area the lender will require flood insurance.
One local plus: Dania Beach holds a Class 5 rating in FEMA's Community Rating System, which FEMA says gives a 25% discount on NFIP flood premiums for properties in Special Flood Hazard Areas (as of November 2026).
For older houses, expect the insurer to ask for a 4-point inspection, and get a wind mitigation report early. For condos, the lender reviews the association through a condo questionnaire, and Florida's SIRS and milestone inspection rules can lead to a special assessment. Ask for the budget, reserves and any pending assessments before you sign.
