Mortgage Broker in West Park, FL
Short answer
The median house in West Park sold for $430,000 in Q3 2026, so an FHA buyer needs about $15,050 down (3.5%), and the loan fits easily under Broward's $667,000 FHA limit. QMS Lending is an independent mortgage broker that helps West Park first-time buyers compare FHA, conventional and down payment assistance options across 100+ lenders.
What homes cost in West Park
West Park is one of the more affordable single-family markets in south Broward. The City recorded 34 single-family sales in Q3 2026 at a median of $430,000, unchanged from a year earlier, and an average of $431,409, per Florida Realtors data published by MIAMI REALTORS (as of November 2026). The Broward County single-family median was $645,000.
Homes move quickly. Sellers received 99.1% of original list price, the median home went under contract in 23 days, and there were 48 active listings with 4.1 months of supply. New pending sales rose 16.7% from a year earlier.
Most buyers finance: only 3 of the 34 sales were cash. That is good news for FHA and first-time buyers, because you are mostly competing with other financed offers, not investors with cash.
The condo market is tiny. One townhouse or condo sold in Q3 2026, at $305,000, and no units were listed at the end of the quarter.
About West Park
West Park became a city on March 1, 2005, joining four established neighborhoods: Carver Ranches, Lake Forest, Miami Gardens and Utopia. It covers about 2.26 square miles between Hollywood to the north, Miramar to the west, Pembroke Park to the east and the Miami-Dade County line to the south.
The 2020 census counted 15,130 residents and 4,880 housing units, with a homeowner vacancy rate of just 1.4%. The Greater Fort Lauderdale Alliance lists a 2023 median household income of $58,825 and a median age of 36. That income level puts many local families within reach of first-time buyer programs.
The City has also partnered on in-fill housing: three new single-family homes for low- to moderate-income families were completed on SW 21st and SW 22nd Streets in 33023, per the South Florida Regional Council (May 2025).
FHA math at the West Park median
The 2026 FHA one-unit limit in Broward County is $667,000, well above West Park's $430,000 median (as of November 2026). That leaves room for almost every house in the city.
- Down payment, 3.5%: $15,050 on a $430,000 home.
- Base loan: $414,950, before the upfront mortgage insurance premium, which is usually financed into the loan.
- Credit: FHA is built for buyers with thinner credit or past bumps. Approval depends on the full file, subject to credit approval.
- Gift funds: the down payment can come from a relative with a gift letter.
Older houses in Carver Ranches or Utopia may need repairs before an FHA appraisal clears. If the home needs work, an FHA 203(k) loan rolls repair costs into one mortgage. Compare FHA with conventional loans, which can drop mortgage insurance later; see FHA vs conventional.

West Park property taxes
West Park's city millage is higher than many neighbors, which matters when you budget. Using Broward County Property Appraiser 2026 proposed operating rates (as of November 2026), the total is roughly 20.65 mills, about 2.06% of taxable value:
- City of West Park: 7.9000
- Broward County: 5.6658
- School Board: 3.0460 + 3.2480
- Children's Services Council: 0.4500
- South Florida Water Management District (three levies): 0.2301
- Florida Inland Navigation District: 0.0270
- South Broward Hospital District: 0.0805
That excludes voted debt and non-ad valorem fees such as fire or solid waste assessments. On $380,000 of taxable value (a $430,000 home after the homestead exemption), 20.65 mills is about $7,846 a year, or roughly $654 a month in your escrow. Ask the seller for the latest tax bill, because a new owner is reassessed at market value.
Closing costs on a West Park purchase
Florida's loan taxes are modest at this price. On a $414,950 loan, documentary stamps on the note at $0.35 per $100 are about $1,452, and the intangible tax at 0.2% is about $830 (as of November 2026). Deed stamps at $0.70 per $100 come to $3,010 on a $430,000 sale.
Add title insurance, lender fees, prepaid insurance and an escrow deposit for taxes. A seller concession can cover part of this, though with sellers getting 99.1% of list, there is less room to ask. Read cash to close and closing costs for Florida buyers before you set your budget.
Flood maps and insurance in West Park
Broward's current FEMA flood maps took effect July 31, 2024, and some south Broward properties changed zones. Look up the exact address on the FEMA Map Service Center before you sign. If the house is in a high-risk zone, an FHA or conventional lender will require flood insurance, which adds to your monthly payment. See what a flood zone means.
Many West Park houses are older, so insurers may ask for a 4-point inspection of the roof, electrical, plumbing and HVAC, and a wind mitigation inspection can lower the windstorm premium. Get an insurance binder early so the quote is part of your approval, not a surprise at closing.

305-425-1990How much do I need down to buy a house in West Park?
With FHA, 3.5% of the Q3 2026 median of $430,000 is $15,050, plus closing costs. The Broward FHA limit is $667,000, so most West Park houses fit. You may qualify with a gift from family, subject to credit approval.
Can I get Broward County purchase assistance in West Park?
West Park is an eligible area for Broward's HPA program, but the county lists it as "No Funds" as of November 2026. Funding is first-come, first-qualified when it returns, with an 80% AMI income limit ($101,400 for four) and a $679,324 price cap. We can check status before you make an offer.
Why are West Park property taxes higher than nearby cities?
The city's own operating millage is 7.9000, which brings the total to roughly 20.65 mills, about 2.06% of taxable value (2026 proposed, as of November 2026). On $380,000 of taxable value that is about $7,846 a year before non-ad valorem fees.
Are there condos for sale in West Park?
Very few. Only one townhouse or condo sold in Q3 2026, at $305,000, and none were listed at quarter end. Most West Park buyers purchase single-family homes; nearby Hollywood and Miramar have more attached inventory.
Can I use an FHA 203(k) on an older West Park house?
Yes. A 203(k) lets you finance the purchase and repairs in one loan, which helps when a roof, electrical or plumbing issue would block a standard FHA appraisal or insurance. The total must stay within the $667,000 Broward FHA limit, subject to credit approval.
